Affordable living and community space at Hunters Point.

KMA worked in association with Mithun to design the Oscar James Residences, partnering with OCII, Jonathan Rose Companies, and Bayview Senior Services to bring 112 affordable homes to the Hunters Point Shipyard neighborhood. The community is spread across two five-story buildings and includes a mix of one to five bedroom units, with a focus on family-sized homes.

Community spaces are critical to the project’s success. The design includes lushly landscaped courtyards at varying scales, a terrace with skyline views, community lounges, and laundry rooms with a visual connection to gardens. There was a special focus on creating usable spaces for families with children. The program also includes parking, bike rooms, and offices for resident services and property management.

The project achieved a Platinum Certification under the GreenPoint Rating program, the highest level of certification. Sustainability features include energy efficient, all-electric building systems, healthy materials, water conservation, and large solar panel arrays.
